Cellar & Basement Conversion Costs

We are constantly being asked by home owners for the typical cost to convert their unused basement or cellar from a storage area to a nice dry habitable space that they can use as a study, playroom, bedroom or kitchen/utility room.

Obviously no two cellars are exactly the same and the end use also affects the price in terms of fire escape egresses , structural work needed and degree of plumbing and electrical work the client requires. Consideration also needs to be given to whether or not Planning Permission or Building Regs are required along with associated professional services such as Architect and Structural Surveyor’s fees.

However, from experience we can offer some guidance so that anyone contemplating a cellar conversion has a reasonable ballpark figure to work from when planning budgets or evaluating the financial viability of undertaking the work. The following should be pretty useful as a guideline:

Simple conversion and waterproofing £750 to £850 per msq

Conversion involving digging out floor depth £850 to £950 per msq

Conversion with fire escape creation  £950 to £1200

These figures are purely as a guideline and will increase when factoring in any underpinning or difficulties such as restricted access or sub- soil challenges.
