Now that Autumn has returned we are seeing a lot of enquiries concerning damp patches on soft porous stone walls caused by heavy rain, especially wind driven rain. More often than not on the south/south westerly aspect of the house which does tend to get the majority of the strong winds.

A lot of these stone properties are very attractive looking and the owners quite rightly do not want to render over the stone or alter the colour and texture of the natural stone by painting over with a waterproof exterior paint. Now however, there is a way of stopping the water from soaking through the stone without compromising the look of the walls.

There is a superb colourless coating that can be applied to the stone and which will seep into the core without leaving any visible signs on the face of the wall. Whats more the treatment is also backed by AXA with a 10 year guarantee against water penetration.

We also suggest that to cover all the bases a full appraisal is made of the condition of the mortar pointing and of the window and door sealants to rule out water entering via either of these areas. Any remedial action to the pointing or windows is carried out before the application of the clear water repellant.

Crucial to the success of any system is that the coating must be able to act like a human breathable skin by allowing moisture in the wall to escape to the outside whilst at the same time resisting water penetration into the stone itself.

Penetrating damp on solid walls are currently running at record enquiry levels due to the recent cold and snowy weather.

The arctic type cold and easterly winds often cause the temperature of solid walls to drop and the moist internal air caused by our central heating has problems passing through the plaster and brick in vapour form.

When this moist air hits a cold wall surface the moisture turns to water droplets and wets the walls. Black spot mould then can thrive and stain the wall as well as infecting the air we breathe.

The cure is to get the walls sufficiently warm to allow the vapour to pass through without condensing into water.

The solution is to either alter the nature of the wall by wall insulation or alter the heating source to heat the walls directly and not to heat the air directly as our central heating does.

Penetrating damp especially on solid walls is a common complaint at this time of year. The autumn rains and winter frost combined with cold winds often results in damp patches and/or mould on exterior walls.

Penetrating damp is often diagnosed as the problem and a rendering or internal waterproofing plaster is recommended to solve the problem. Whilst this can sometimes be the answer, more often than not it does not address the real problem.

In older properties of solid walled construction where the owners are out during the daytime and heating is turned off the internal temperature drops drastically. The exterior walls become colder than the internal air and when the central heating is turned on it takes a considerable while to heat the air before the walls have a chance to heat up.

The warm air then meets a very cold wall and the moisture in the air forms a damp patch on the wall and encourages black spot mould to grow. The cause therefore could be said to be condensation as a result of the warm/cold cycle combined with a solid wall.

Penetrating Damp & Wet Walls

Penetrating damp by wind driven rain is often associated with infrequent water marks and patches on the interior walls. Usually these patches occur during periods of high winds and rain and when the wind direction drives the rain at an angle into a porous section of the wall.

More commonly found on walls that face the south westerly winds penetrating damp is caused by water being forced under the pressure of the wind against porous stone and brick. A property with an exposed gable wall can be particularly prone to this as can walls that are high up, on a hill for example.

We have several systems that successfully solve this problem and are equally suitable for both brick and stone construction. Before recommending a cure however it is wise to firstly check that the roof tiles and any guttering/downpipes are sound and window seals are intact as these can sometimes account for the ingress of water.
