Recent construction opinion has shifted markedly in connection with trying to keep a basement or cellar dry and freeĀ  from damp. The previous widespread use of waterproofed render slurry ie tanking the walls is now deemed as insufficient protection and the Building Regs guidance for underground structures – BS 8102 – clearly favours a membrane and pump sytem.

The thinking behind this is that instead of trying to hold back pressured water in some kind of King Canute way using a sand and cement render with a waterproofing agent builders should instead seek to allow water to enter the structure but to then direct it into drainage channels which lead to a submersible pump which then sends it outside into the drainage system. Any water trying to enter through the walls or floor junction will hit the impervious membrane and then through gravity run into the drainage channels.

This method means no build up of water and pressure in the basement walls and floor and also prevents the water being channelled to some other unprotected part of the structure as it seeks the path of least resistance . In addition the high capacity and durabilitry of the pumps mean that even a burst water mains in the road should not cause the cellar to flood.

The membranes on the wall are then battened out and plasterboarded over, often with insulation between the battens as well. Not only does this method keep the walls dry but it is able to be maintained and checked regularly via access points to the drainage channels and the pump thereby ensuring long term performance and peace of mind.

Whilst the material costs are more than the old fashioned tanking method the overall costs are similar as the extra labour charges of a tanking system compensate for the cost of the pump and channelling etc . In addition the membrane and pump system does attract a 10 year insurance backed guarantee with it as well.
